Terrain

Coastal bermuda hay field: 100 acres. Normal total annual production is 1000 round bales. Fertilized before each of three cuttings.

There are six pastures, the fences are good cattle fence.. A private gravel ranch road winds through the ranch approx. three fourths of a mile, crossing over five cattle guards before reaching the main home. The home is very secluded and not visible from the main county road.

Soil: Excellent sandy loam with a few outcroppings of sandstone. The land gently rolls, providing beautiful long-distance views of the countryside. Excellent native pasture provides good grazing for cattle and horses.

Stock tanks: Eight tanks ranging in size from ½ acre up to 4 acres, stocked with catfish and bass. Two have islands in them. They are lower than normal now due to lack of rain.

Water Four water wells, approx. 300’ deep and making approx. 35 g.p.m. each. Located at the main house, at the hangar, in the North pasture and one is a windmill in a cattle working area. The 4” submersible pumps are 1 ½ up to 2 horse pumps. Water lines to the house are 2 inch. Excellent water pressure.

Mineral Rights 1/16 royalty interest. Property is unleased. Seller says two wells were drilled back in the early 1980’s, both being dry holes. There is believed to be a fault across the ranch making it unsuitable for drilling.
